The ambience and architecture of the Hilton College campus have provided the inspiration for the layout and theme of The Gates at Hilton. The style is to be “Natal Dutch” – a contemporary blend of Cape Dutch principles and KwaZulu-Natal Farmhouse. Walls are to be plastered and painted from a range of earthy colours (or finished in stone cladding) with non-reflective charcoal roofs. Verandahs as dominant features are encouraged. The architectural guidelines are designed to promote individuality in the planning of homes.

On the street fronts, only open lawns or fences within hedges are permitted. Walls of classic proportion, forming courtyards are permitted at the back of the buildings. An environment without high and hostile security walls is a specific objective.

While we would encourage Individual property owners to make use of the services of the official architect, they may appoint their own architects to design their homes. All plans will be submitted to the developer for approval by the Architectural committee. Any subsequent additions or alterations will also require Architectural committee approval.



The Homeowners ‘ Association of The Gates at Hilton is governed by a Memorandum of Incorporation ( MOI). In terms of this MOI, the Homeowners’ Association is entitled to make and enforce rules, including the building design code, and to set and collect levies. These rules are not unnecessarily rigid, but designed to ensure happy co-existence and the maintenance of high standards within the development. The Rules are available from the Gwens Stream Estates (Pty) Ltd offices in the Development Centre and on the website


The intention is to create a seamless blend between the timeless traditions and architecture of Hilton College and the natural beauty and African spirit of the uMngeni valley. Individual gardens are required to include a minimum of 60% indigenous material, and the development includes large commonage spaces.

Homeowners are required to submit landscaping plans for approval by the Architectural committee prior to commencement.

Agreements are in place with The Hiltonian Society in respect of the supply of potable water to The Gates at Hilton and the treatment of sewerage.

  • Water Supply

The water supply to The Gates at Hilton is provided by The Hiltonian Society, from the purification plant on the Estate. The Society is registered with the Dept of Water Affairs as a Water Supply Service, and the water is sourced from dams on the Estate, augmented when necessary by raw water from Midmar Dam.

  • Sewerage

Waste water and sewerage generated at The Gates at Hilton is reticulated to The Hiltonian Society treatment works. Each dwelling is required to take measures to minimize the disposal of grey water to waste; grey water is to be collected, treated and utilized for garden irrigation.

  • Electricity

Electricity is supplied by Eskom to the Homeowners’ Association and charged to residents according to usage.

  • Refuse

The Homeowners’ Association has entered into an agreement with an independent contractor for the removal of refuse, the costs of which will be covered by the levy.


The Gates at Hilton is a securely fenced, gated estate. Individual homes have intercom contact with the security staff at the gate. Sirens are not permitted. The Security Protocol is available from the Gwens Stream Estates (Pty) Ltd offices, or on the website


Only dogs, cats and caged birds may be kept as pets. Dogs must be kept within their owners’ properties, unless on leashes when being taken for walks.


The communal facilities established for the use of The Gates residents and their friends consist of a Clubhouse, swimming pool and entertainment area. The clubhouse does not have a liquor licence, but is available for meetings and private functions, as well as for informal gatherings of residents.


Homeowners are required to pay a monthly levy which will cover maintenance of the facilities and public areas, security, refuse removal, staff salaries etc.
